Divorce Appraisals in Central Maryland

Lamb Realty Services, LLC

When a marriage ends, the family home is often the largest asset to divide. Both spouses, their attorneys, and sometimes the court need a value that is fair, well supported, and free of bias. Lamb Realty Services, LLC provides independent divorce appraisals across Frederick, Washington, Carroll, Montgomery, and Howard counties.

Why an Impartial Appraisal Matters

An online estimate or a real estate agent's price opinion is not an appraisal. A divorce appraisal is a formal, written opinion of value prepared under USPAP. We do not take sides. Whether we are hired by one spouse, both spouses, or an attorney, our analysis and conclusion stay the same. We never promise a value to either party.

What Our Divorce Appraisals Cover

• Current market value for a buyout, sale, or settlement negotiation

• Retrospective values as of a specific past date, such as the date of separation, when an attorney requests it

• Marital home, land, and other residential real estate owned by either spouse

• Clear documentation of comparable sales and adjustments, so the report is easy for attorneys and the court to review

Working With Attorneys and Mediators

We regularly work with family law attorneys and mediators. Tell us the effective date and intended use of the appraisal, and we will scope the assignment to fit. If questions come up after delivery, we can explain how we reached our conclusion.

Our Process

1. Confirm the purpose, effective date, and who will rely on the report.

2. Schedule an inspection. We can coordinate access when the spouses live apart.

3. Research comparable sales and market conditions.

4. Deliver a written report, usually within 5 business days of the inspection.
