After a loss or during a disagreement with an insurer, you may need an independent opinion of your home's market value. Lamb Realty Services, LLC provides residential appraisals that document property value across Frederick, Washington, Carroll, Montgomery, and Howard counties.

An appraisal is a formal, written opinion of market value prepared under USPAP. It is not a repair estimate, a replacement cost quote, or claim negotiation. We are appraisers, not public adjusters, and we do not represent you in a claim. We never promise a value.

• Market value of the home as of a current or past date
• Retrospective values as of the date before a loss, when requested
• Residential real estate including single-family homes, townhomes, condominiums, and land
• Clear documentation of comparable sales and adjustments that you, your attorney, or your insurer can review

Insurance claims can call for different kinds of value. Check with your insurer, agent, or attorney about what they need, then tell us the intended use and effective date. We will tell you whether a residential market value appraisal fits.

1. Confirm the purpose, effective date, and who will rely on the report.
2. Schedule an inspection of the property.
3. Research comparable sales and market conditions.
4. Deliver a written report, usually within 5 business days of the inspection.

Are you a public adjuster? No. We provide residential appraisals of market value. We do not negotiate or manage insurance claims.

Can you value my home as of the date before the damage? Yes. We can prepare a retrospective appraisal as of a specified date.

Will you favor me or the insurance company? Neither. Our appraisals are impartial and USPAP-compliant, no matter who orders them.
