Vacant land can be harder to value than a house. Zoning, access, utilities, topography, and a limited number of comparable sales all play a role. Lamb Realty Services, LLC provides independent land appraisals across Frederick, Washington, Carroll, Montgomery, and Howard counties.
Land sales are less frequent than home sales, so asking prices and online estimates can be far off. A land appraisal is a formal, written opinion of value prepared under USPAP, built on verified sales and the specific characteristics of your parcel. We never promise a value.
A plat, survey, deed, or any zoning or perc information you have will help us scope the assignment. Tell us the intended use and effective date, and we will tailor the report to fit.
Can you appraise land with no house on it? Yes. We appraise vacant lots and acreage across our five-county service area.
Do I need to be there for the inspection? Not usually for vacant land, as long as we can safely access the parcel. We will confirm access when we schedule.
Will you value the land as if it were developed? We value the property as of its current condition and legal use, unless the assignment calls for a different, clearly stated premise.
