Whether you are buying, selling on your own, or simply want to know what your home is worth, an independent appraisal gives you a clear, well-supported answer. Lamb Realty Services, LLC has provided residential appraisals across Frederick, Washington, Carroll, Montgomery, and Howard counties since 2007.
An online estimate or a real estate agent's price opinion is not an appraisal. A residential appraisal is a formal, written opinion of value prepared under USPAP, based on an inspection of the home and analysis of comparable sales. We do not have a stake in the outcome, and we never promise a value.
Homeowners, buyers, sellers, and their advisors use our reports. Tell us the intended use and who will rely on the report, and we will scope the assignment to fit. If questions come up after delivery, we can explain how we reached our conclusion.
Is this the same as a lender-ordered appraisal? Not always. Lenders usually order appraisals through their own channels. Ask your lender whether it will accept an independent report for your purpose, such as PMI removal.
Can I get an appraisal before I list my home myself? Yes. Many FSBO sellers use an appraisal to set a supported asking price.
Will the appraisal come in at the value I want? Not necessarily. Our appraisals are impartial and USPAP-compliant, and the value reflects the market evidence.
